AawasNirman
Apartment & housing society management system in Nepal
AawasNirman is apartment management software built for how housing societies in Nepal actually run — where some residents pay by eSewa, some hand cash to a volunteer treasurer, and the committee changes every couple of years. It replaces the spreadsheet and the WhatsApp group with one system for billing, payments, visitors, notices, maintenance and governance.
Why housing societies in Nepal outgrow spreadsheets
Most societies start with a shared spreadsheet and a chat group, and it works until the building fills up. Then bills get tracked in one person’s file, notices scroll away in a group nobody reads, and cash collection has no trail — so when a resident says they paid in Baisakh, nobody can prove otherwise. Handover is worse: when the committee changes, the history often lives on a departing treasurer’s laptop.
An apartment management system fixes this by making the record the system’s job rather than a volunteer’s. Every bill, payment, visitor and decision is stored once, visible to the people it concerns, and still there after the committee changes.
What AawasNirman covers
Billing and invoicing
Generate monthly bills for every unit, apply VAT, record water and electricity meter readings, and add late fees automatically when a due date passes. Each bill is itemised, so a resident can see exactly what the sinking fund, the guard salary and the water charge cost them this month.
Payments, including cash
Residents pay online through eSewa, Khalti, Fonepay or QR. They can also declare a cash or bank transfer payment, which the committee confirms — so the money a treasurer collects by hand still leaves a record. Receipts are issued as PDFs either way.
Visitor and gate management
A resident issues a QR visitor pass from their phone and shares it. The guard scans it at the gate, and the pass verifies offline when the connection drops. Vehicles and household helpers are registered once, so routine entries stop being a logbook argument.
Notices and complaints
Publish notices and emergency broadcasts to every resident at once instead of losing them in a chat group. Residents raise complaints that are tracked to resolution rather than repeated at the next meeting.
Maintenance and assets
Log service requests, assign them, and track due dates. The asset register keeps lifts, pumps, generators and their servicing schedules in one place, so nothing is remembered only by the person who has always handled it.
Governance and transparency
Record committee terms, run polls and resolutions with quorum rules, and publish where the society is spending. Every action across every module is written to an audit trail, which matters most in the month a committee hands over to the next one.

Questions societies ask before switching
- What is an apartment management system?
- An apartment management system is software a housing society or apartment complex uses to run its day-to-day operations: issuing bills, recording payments, logging visitors at the gate, publishing notices, tracking maintenance requests and keeping financial records the committee and residents can both see.
- How much does AawasNirman cost in Nepal?
- Pricing is per society, based on how many units you manage. Starter is Rs. 2,500 per month for up to 50 units. Professional is Rs. 4,000 per month for 51 to 100 units. Societies above 100 units are priced on request. There is no setup fee.
- Which payment methods does AawasNirman support?
- Cash, bank transfer, QR, eSewa, Khalti and Fonepay. Cash and bank transfer are treated as first-class: a resident can declare a cash or bank payment and the committee confirms it, so every rupee has a trail.
- Is AawasNirman built specifically for Nepal?
- Yes. It is built for apartment complexes and housing societies across Nepal, with Nepali payment gateways, VAT on invoices and billing in Nepali rupees.
- Do residents need to install an app?
- No. AawasNirman runs in any modern browser and can be installed as a Progressive Web App on Android or iOS. Shareable QR visitor passes work offline at the gate.
- Who builds AawasNirman?
- AawasNirman is a product of Manayam Labs Pvt. Ltd., a software company based in Kathmandu, Nepal.
